STITTSVILLE ALREADY AHEAD OF 2016 SALES
I am pleased to provide you with the following snapshot of the real estate market for the Stittsville area.
In September, 40 homes sold in Stittsville compared to 27 homes in September 2016. That is an increase of 48% year over year. These sales bring the total number of homes sold since January 1st to 478 compared to 411 homes for the same period in 2016 and surpassing the overall total number of homes sold in all of 2016 for the area[1].
The average sale price of homes sold in Stittsville increased in September by just over 15.8% over September 2016. Average sale price went from $388,589 in 2016 to $449,899 in 2017.
Breaking down sales by detached and row styles show that the average sale price of single detached homes sold in September was $512,308, up 13.7% over the same period in 2016. The average sale price for a row style home was up 0.9% to $333,997. It is interesting to note that a third of the homes sold in September sold at or above list price.
Looking at total days on market, the homes sold in Stittsville in September had been on the market for an average of 39.5 days, 53.4% fewer days than those sold in September 2016. The average days on market for the detached homes sold in September was 44.3 days while row homes, including semi-detached, sold in 30.5 days. Last year, these numbers were 112.4 and 58.9 days respectively[2].
Finally, a look at the number of active listings in September shows 29.2% less inventory offered on the Ottawa Real Estate Board’s MLS® System[3] than in 2016.
There were 75 active listings at the end of September 2017 in Stittsville; 50 are detached homes and 22 are row units. In the row unit category, 15 of the 22 active listings are currently under construction and priced higher than the average row house sold in September.
