Homes Sold in Stittsville November 2017

I am pleased to provide you with the following snapshot of the real estate market for the Stittsville area.

In November, 31 homes sold in Stittsville compared to 17 homes in November 2016. That is an increase of 82.4% year over year. These sales bring the total number of homes sold since January 1st to 548 compared to 455 homes for the same period in 2016.[1]

The average sale price of homes sold in Stittsville remained stable in November compared to November 2016 at $450,779. Breaking down sales by detached and row styles show that the average sale price of single detached homes sold in November was $519,884, up 4.5% over the same period in 2016. The average sale price for a row style home was up 15.1% to $344,200.

Looking at total days on market, the homes sold in Stittsville in November had been on the market for an average of 47.6 days, 36.1% fewer days than those sold in November 2016. The average days on market for the detached homes sold in November was 67.2 days while row homes, including semi-detached, sold in 16.6 days. Last year, these numbers were 83.2 and 45.8 days respectively.[2]

Finally, a look at the number of active listings in November shows 52.5% less inventory offered on the Ottawa Real Estate Board’s MLS® System [3] than in 2016. There were 48 active listings at the end of November 2017 in Stittsville, split between 25 detached and 23 row homes.
