I am pleased to provide you with the following snapshot of the real estate market for the Stittsville area.

In October, 41 homes sold in Stittsville compared to 27 homes in October 2016. That is an increase of 51.9% year over year. These sales bring the total number of homes sold since January 1st to 515 compared to 438 homes for the same period in 2016 [1] and well above the total number of all homes sold in the area in 2016.

The average sale price of homes sold in Stittsville increased in October by nearly 10% over October 2016. Average sale price went from $406,093 in 2016 to $446,316 in 2017.  Breaking down sales by detached and row styles show that the average sale price of single detached homes sold in October was $506,202, up 17% over the same period in 2016.  The average sale price for a row style home was up 3.8% to $342,515.

Looking at total days on market, the homes sold in Stittsville in October had been on the market for an average of 38.2 days, 22.9% fewer days than those sold in October 2016.  The average days on market for the detached homes sold in October was 45.7 days while row homes, including semi-detached, sold in 25.4 days.  Last year, these numbers were 55.3 and 33.4 days respectively. [2]

Finally, a look at the number of active listings in October shows 37.7% less inventory offered on the Ottawa Real Estate Board’s MLS® System [3] than in 2016. There were 66 active listings at the end of October 2017 in Stittsville, split between 45 detached and 21-row homes.
