Homes sold in Stittsville Ottawa

I am pleased to provide you with the following snapshot of the real estate market for the Stittsville area.

In August this year, 47 homes sold in Stittsville compared to 42 homes in August 2016. That is an increase of 11.9% year over year. These sales bring the total number of homes sold since January 1st to 435 compared to 384 homes for the same period in 2016.[1]

The average sale price of homes sold in Stittsville increased in August. The overall average sale price went from $438,088 in 2016 to $442,555 in 2017, a 1% increase. It is breaking down sales by detached and row styles show that the average sale price increases are most visible. In August, single detached homes sold on average for $514,159, up 3.6% over the same period in 2016 and the average sale price for a row style home was up 9.5% to $337,034. It is interesting to note that more than half of the row homes sold in August sold at or above list price.

Looking at total days on market, the homes sold in Stittsville in August had been on the market for an average of 36.1 days, 55.8% fewer days than those sold in August 2016. The average days on market for the detached homes sold in August was 48.4 days while row homes, including semi-detached, sold in 18.1 days. Last year, these numbers were 96.3 and 49.2 days respectively.

Finally, a look at the number of active listings in August shows 29.2% less inventory offered on the Ottawa Real Estate Board’s MLS® System than in 2016.[2] There were 75 active listings at the end of August 2017 in Stittsville, 50 detached homes and 24-row units on the market.
